Most people don’t come out here for a bigger house.
They come out here to breathe again.
That sounds simple, but it’s not.
Most people think they’re changing location.
What they’re actually changing is how their life feels day to day.
Less traffic.
Less noise.
More space between you and everything.
And once that shift happens, you don’t really go back.
I’ve lived in West Volusia for over 20 years. I’ve watched a lot of people make this move.
The ones who get it right aren’t the ones chasing square footage.
They’re the ones paying attention to how they actually want to live.
Because this area isn’t perfect—and that matters.
You’re not getting:
- endless shopping on every corner
- brand new everything
- or the same pace you’re used to in Seminole or Orange County
What you are getting is:
- a real downtown in DeLand that people actually use
- space that still feels like space
- a pace that doesn’t feel like you’re constantly behind
A lot of buyers coming from Lake Mary, Oviedo, or Altamonte think they’re giving something up.
In reality, they’re trading:
- convenience for control
- proximity for space
- noise for something quieter
And for most of them, that trade makes sense.
The people who struggle with this move are the ones who try to recreate suburbia out here.

West Volusia works best when you lean into what it actually offers—not what you’re used to.
